TXT, transport company specialising in industrial parcel services, transport of dangerous goods and integrated logistics has sold its 4,016 square metre warehouse located in Cabanillas del Campo (Guadalajara) to a Spanish family office. The transaction, the price of which has not been disclosed, has been advised by the real estate consultancy ProEquity, as well as with the support of Trier Capital.
With this transaction, the new owner will have a built-up area of 4,016 square metres located on a separate plot of up to 10,000 square metres. It is expected that, after the closing of the transaction, the warehouse will be fully operational during the first months of 2023.
The logistics asset is located in the SI-20 industrial estate in the Castilian-La Mancha municipality, a strategic enclave within the Henares Corridor that is very close to other important logistics centres.
The warehouse is directly connected to the A-2 motorway, the R2 motorway and the N-320 national road, which provides access to the A-1. Other main communication axes are the railway line that connects Madrid and Barcelona, and the Adolfo Suárez Madrid-Barajas airport, which is less than 45 kilometres away from the site.
"The experience of the professional teams of both companies has been decisive in the sale process; at ProEquity we have extensive experience in this type of process, where expert guidance is key to reaching a satisfactory agreement," says David Martinez, CEO of ProEquity.
"Looking ahead to the new year, logistics investment will continue to grow, albeit in a more sustained manner; in this way, the sector continues to position itself as a safe investment option, taking on increasing relevance in national economic activity," Martínez adds.
