Trammell Crow Company (TCC) and CBRE Investment Management (CBRE IM) have commenced construction of the first building at the Blue Hub Logistics Park in Illescas, Toledo. This project will cover an area of approximately 250,000 sqm, to be developed in phases, starting with an initial 25,000 sqm building scheduled for handover in early 2027.
Work has begun following the granting of planning permission for the first phase and the prior acquisition of a 40-hectare plot in 2025. The complex, situated 32 km south of the capital’s city centre and with direct access to the A-42 motorway, will combine warehouses built without pre-let agreements with turnkey projects tailored to operators’ needs.
Phase I of the project will consist of two buildings totalling 60,000 sqm. The first building will have 25,000 sqm spread across five adjoining modules of 5,000 sqm each, while the second building, designed for multiple tenants, will cover around 35,000 sqm. The development of the subsequent phases of the logistics park will be carried out progressively, depending on market trends and demand.
With the development of these two facilities in Illescas, TCC has increased the total volume of logistics and industrial space it is currently constructing in Spain to 113,000 sqm. This overall figure includes work currently underway on a 36,000 sqm warehouse in Cabanillas and another 17,000 sqm facility in Lliçà, both owned by the international investor Talus Real Estate.
