Tarjar Xairo, the first logistics socimi to join BME Growth, has formalised the sale for 1.95 million euros of a warehouse located at number 65 Calle Constitución, in the municipality of Fuenlabrada (Madrid), according to the latest results presented by the company.
The socimi explains that it has signed a contract with a security deposit on the asset and has already received 250,000 euros, with the rest pending until the deed is executed, which is expected to take place before 15 March. Tarjar acquired the asset in September 2021 for 1.1 million euros, with the intention of repositioning the warehouse and renting it out.
This transaction is part of the diversification and asset rotation strategy undertaken by the socimi in 2021, when it began to implement a roadmap through which it sought to "stabilise the structure of the company in the medium term, and thus avoid excessive dependence on any of its assets", as the company pointed out in the results for the 2021 financial year.
In this regard, Tarjar has already sold in September 2021 two industrial warehouses in Coslada (Madrid) occupied by the pharmaceutical company Grifols, which were the jewels in the crown of its portfolio. The British real estate company Segro paid 11.3 million euros for the properties, located at numbers 31 and 33 of Avenida Fuentemar in the Madrid municipality. With this transaction, Tarjar obtained a capital gain of 7.95 million euros.
