Talus Real Estate, a real estate investment platform with assets under management in excess of €1.7 billion, has recently acquired a plot of land of over 47,000 square metres in a strategic location at the junction of the A-2, which connects Madrid and Valencia with Catalonia, and the AP-7, which links Barcelona with the French border. This acquisition strengthens the presence of Talus in the first crown of the logistics sector in the Catalan Metropolitan Region.
With this purchase, Talus Real Estate plans to develop a 17,000 square metre, state-of-the-art logistics building, adhering to ESG criteria, specifically in terms of sustainability. The facility will include features such as 20 truck bays, ESFR sprinkler systems, and will seek to obtain Breeam Excellent and Net Zero Carbon Emissions certifications. In addition, the site will have ample areas for parking, truck manoeuvring and electric vehicle charging points, and solar panels and LED lighting will be implemented.
The construction of the logistics hall is scheduled for completion in the fourth quarter of 2024 and will be available for rent thereafter.
"Since its founding in 2014, Talus Real Estate has diversified its investments in various sectors, including logistics, residential, office, hotel, self-storage and retail. The acquisition of this parcel and the associated development reflect Talus' continued commitment to expanding and strengthening its presence in the real estate market, especially in the logistics sector," said Angel Ovejas, head of asset management at Talus Real Estate.
After launching its first discretionary fund focused on the Spanish logistics market in 2021, Talus Real Estate confirms its commitment to sustainable growth and innovation in the logistics field, thus contributing to the economic and business development of the Catalan Metropolitan Region.
