SPB Global has leased the new logistics platform, LogiPrime Cheste, which is under construction and scheduled for completion by the end of December 2023, meeting the deadlines set from the beginning of the project. Colliers has advised a Valencian family office in this leasing.
SPB Global, a company specialising in the development of cleaning, personal care and home care products, will be the tenant of the entire logistics platform. The asset, with a surface area of approximately 10,000 square metres, is suitable for APQ up to high risk level and also has BREEAM Very Good sustainability certification. It has ample manoeuvring areas, a minimum clear height of 11.4 metres and the possibility of up to 13 loading bays.
The Castilla Industrial Estate has established itself as a reference area in Valencian logistics, due to its communications next to the A-3 and 25 km from the city. It has important companies and operators such as AZA Logistics, Grupo Marítima Sureste, Babaria, as well as SPB Global, already installed in the complex. The current availability on the site is nil, with only one project at risk on the adjacent industrial estate, Circuito, in the pipeline.
"Despite the fact that in 2023 the absorption of logistics space at a national level will not reach the volumes of the previous two years, Valencia, and in particular the A-3 axis, continues to demonstrate a great attraction for logistics companies. The low availability in this area guarantees the success of future developments such as Loriguilla", comments Oriol Gual, national director of industrial & logistics at Colliers.
Germán Tomás, from the I&L team at Colliers' Valencia office, points out that "from the start of the project, the asset has been of great interest thanks to its low availability, its qualities and its excellent location. Finally, the pre-letting has allowed the final details to be adjusted according to the specific requirements of the future tenant".
