Sofidy, an independent real estate savings manager and subsidiary of Tikehau Capital, has closed the acquisition of two logistics warehouses located in the industrial areas of Zaragoza Plaza and Zaragoza Centrovía, in northeastern Spain. The transaction was carried out on behalf of SCPI Sofidy Europe Invest.
With a total surface area of 27,797 square metres, the two warehouses have been leased in their entirety to the operator TXT, with a firm rental guarantee of more than seven years. TXT is a logistics transport and warehousing solutions company operating in Spain and Portugal.
The Zaragoza Plaza warehouse occupies an area of 6,926 square metres, including 931 square metres of office space, 58 loading stations and 52 parking spaces. The Zaragoza Centrovía warehouse, has a surface area of 20,871 square metres that includes 1,648 square metres of offices, 42 loading stations and 100 parking spaces.
Both assets have a transport intermodality that increases their value in terms of location and centrality. With a railway terminal, airport (the second cargo airport in the country) and connections to some of the main motorways in the centre and north of the peninsula, such as the A-2 (Madrid-Barcelona), the A-68 (east-west motorway in the north of Spain) and the A-23 (or Mudéjar motorway), Zaragoza is one of the most important cities in Europe in the field of logistics.
