Prologis has completed the lease of its 7,131-square-meter last-mile logistics platform at Prologis Park Sant Boi. The transaction was advised by Savills and JLL, and CTT Express, the Spanish express parcel subsidiary of CTT Group, will be the tenant occupying the space.
The project, completed in just eight months, responds to the growing demand for space in strategic areas for proximity logistics, driven by the increase in logistics operators and the rise of e-commerce. It also reflects the focus on the repositioning of obsolete assets in the area, where the availability of logistics space is less than 1%.
Sant Boi de Llobregat is positioned as an alternative between the first crown of Barcelona and the prime area, shifting demand to adjacent areas with regenerated supply.
The building has 5,700 square meters of warehouse space, 275 square meters of office space on the first floor and approximately 1,150 square meters on an elevated floor that includes toilets and a flexible open space. It has 8 TIR docks, 28 van positions and two side ramps. The construction of the property has been built to high quality standards and has BREEAM Excellent and WELL Gold certifications.
Gloria Valverde, national director of Industrial Logistics at Savills, has commented that “the leasing of this warehouse confirms the high interest that the areas closest to Barcelona continue to have for their last mile approach, reaching a new benchmark in rental levels”.
