Specializing in the development of state-of-the-art logistics platforms, Panattoni has just confirmed its third project on the Portuguese market. This investment follows on from Panattoni Park Porto, which is already under construction and will be available at the end of 2024, and Panattoni Park Lisboa, in Santa Iria da Azóia, which will be started up soon.
The Portuguese market has seen a significant increase in demand for logistics in metropolitan areas, with growing dynamism and receptiveness to new investments. "At Panattoni we are aware of this reality and we are committed to this new project in Santarém, which will not only strengthen our presence in Portugal but also boosts the economic and logistical growth of the entire region", said Gustavo Cardozo, General Manager of Panattoni Iberia.
Aiming for BREEAM "Very Good" certification, Panattoni Park Santarém will be developed on a 100,000 sqm plot in the Ribatejo municipality, which has direct access to the A1 highway.
Comprising a multi-tenant building with a gross leasable area of 34,344 sqm, Panattoni Park Santarém has already started the earthmoving phase and is expected to be fully completed in the third quarter of 2025. The ship will have a logistics area of 33,000 sqm and 1,344 sqm of office space, with a mezzanine of 1,119 sqm, allowing it to be divided into two modules of 17,172 sqm each. One of these modules is already leased and only the second unit is available on the market. The complex will also have 48 loading and unloading docks, 35 meters of maneuvering lane, a 10.6 meter right of way and 800 kW of electrical power, plus 450 parking spaces, including spaces for bicycles, trucks and electric vehicles, and a further 8,800 sqm of green areas.
In addition, and in line with Panattoni's commitment to sustainability, the platform will have photovoltaic panels for self-consumption, stone insulation, LED lighting and meters connected to a BMS control system to optimize energy consumption. BREEAM certification with a Very Good rating attests to its efficiency, which results in a reduction in operating expenses and ensures the well-being of all users.
