P3 has completed the site development work for P3 Reus, the logistics project it is developing in the H12 Mas Sunyer sector in Reus, Tarragona. Following this phase, the company will be able to commence construction of a 111,250-sqm logistics facility on a 175,250-sqm plot.
The development is situated in the Mediterranean Corridor, five kilometres from Reus Airport, nine kilometres from the Port of Tarragona and less than an hour from Barcelona. From this location, it will have connections to the AP-7, A-2 and A-7 motorways.
The site development works have included the consolidation of six roads, the installation of water infrastructure and a high-capacity electricity connection. In total, the works involved the movement of 176,600 cbm of earth.
The future facility will comprise 107,850 sqm of warehouse space and 3,400 sqm of office space. The site will feature 118 loading bays, a clear height of 11.5 metres, a total volume of 829,000 cbm and the capacity to store up to 85,000 pallets. The warehouse can be adapted to the operational requirements of the future occupier.
The company is holding preliminary talks with international logistics operators interested in establishing a presence on Spain’s Mediterranean coast, according to information provided by P3.
Javier Mérida, Managing Director of P3 in Spain, has attributed the interest in Reus to its multimodal connectivity, energy supply, access to a skilled workforce and location within the Mediterranean Corridor.
The project will hold BREEAM Excellent certification and WELL Gold accreditation. It will also feature a 1.1 MW photovoltaic installation, LED lighting, high-load-bearing flooring, spacious manoeuvring areas, multiple access points and up to 8 MW of available grid capacity.
According to the report ‘Logistics Competitiveness of Tarragona’, produced by the Institute for Careers, Innovation in Logistics & Supply Chain in collaboration with P3, the region offers advantages linked to energy availability, access to a skilled workforce and more competitive operating costs than other established logistics markets, such as Barcelona, Zaragoza or Guadalajara.
