Banco Santander has granted a green loan, the first financing of this type granted by the bank for a logistics development in Spain prior to its commercialisation, to Newdock's new project located in the Iberum Central Platform, in Illescas (Toledo). This type of loan is characterised by its focus on projects that are not only economically profitable, but also meet environmental, social and governance (ESG) criteria.
The development already under construction will cover 82,000 square metres spread over three buildings, ranging in size from 15,000 to 52,000 square metres. The logistics platform is being developed to Newdock standards, including fitted offices and WELL certification for wellness, as well as differentiated access for light and heavy vehicles, with a particular focus on sustainability and occupant wellbeing. The project aims to achieve LEED Platinum certification, reflecting Newdock's commitment to energy efficiency and the Paris Agreement.
The green loan is characterised by its focus on projects that are not only economically profitable, but also comply with LEED criteria. The project is expected to be completed by the end of 2024.
Fátima Sáez del Cano, CEO of Newdock, valued this loan as recognition of the company's commitment to sustainability and the rigorousness of its investment policy in logistics assets, and thanked Banco Santander for its trust.
Regarding the volume of the loan granted by Banco Santander to Newdock, Goldam Sachs, the US giant that launched the Newdock investment and management vehicle in 2021 for its logistics development in the Iberian Peninsula, has preferred to not disclose the financing figure.
The Illescas logistics hub, where this project is located, is renowned for its consolidation south of Madrid, strategically located at exit 36 of the A-42, key for national, regional and local distribution. Prominent companies such as Amazon, Toyota, Michelin, DIA, Zalando, FM Logistic, CBL, H&M and Seur, among others, are already installed in the area.
