M7 Real Estate, a pan-European management company, has announced the renewal of its lease agreement with Kellanova, securing the rental of 26,500 square metres to this multinational agri-food company in the Valls-Tarragona logistics corridor. This renewal, with a five-year extension, guarantees full occupancy of the warehouse and maintains the 100% occupancy rate of the approximately 90,000 square metres of its urban logistics portfolio in Spain, accumulated in 2022 on behalf of Oxford Properties Group.
The property, located in Valls-Tarragona, is strategically positioned in the heart of the Mediterranean industrial corridor, benefiting from excellent connectivity to vital transport networks and infrastructure.
Since acquiring this portfolio, M7 has successfully completed three leases and renovated 60,000 square metres in buildings located in key logistics centres in Barcelona, Bilbao and Tarragona.
M7 manages an impressive portfolio of approximately 610 assets, covering 5.5 million square metres and with an estimated capital value of €6.9 billion. Álvaro Arteaga, Managing Director for Spain at M7 Real Estate, highlights the company's ability to identify and capitalise on sustainability-focused improvement opportunities in its properties, backed by Oxford's green clause initiatives.
"This approach has enabled the company to fully re-occupy the space under a long-term lease, responding to occupier demand for logistics assets in northern and eastern Spain, areas currently experiencing a notable shortage of supply".
Founded in 2009, M7 Real Estate is established as a key investment and asset manager for a number of funds it has created and co-invests in, as well as advising a range of family offices, high net worth and institutional investors. The company also provides investment advice to UK-listed Alternative Income REIT and acts as asset manager and AIFM for Mailbox Reit, BWP REIT and M7 Regional E-Warehouse REIT, all listed on Ipsx.
