M7 acquires 13 logistics assets in Spain for €181 million

M7 Real Estate has acquired 13 prime logistics assets in the Community of Madrid and Barcelona for a total of €181 million. This transaction was carried out in two separate deals with a joint venture of Aristeas & Partners Group and an institutional investor.

The firm has increased its managed floor space in the Spanish market to a total of 227,150 sqm, doubling the previous presence of the ESCIP investment vehicle in Spain.

The first of the agreed transactions comprises a portfolio of 12 modern logistics assets totalling 108,115 sqm. This package comprises 11 properties located in the main corridors of the Madrid market and one situated in the province of Barcelona. The portfolio stands out for comprising urban and medium-sized logistics warehouses built over the last decade, with individual sizes ranging from 4,750 to 13,950 sqm. These spaces have an occupancy rate of 88%, contractually distributed amongst a total of 14 different tenants, and hold BREEAM certifications with ratings of Very Good and Good. This portfolio has been sold by the partnership formed between Partners Group and Aristeas Group.

Meanwhile, the second acquisition is an urban multi-tenant logistics park located in the south of Madrid. This asset was built in 2022 and offers 30,296 sqm of logistics space, spread across three separate buildings. The complex is fully occupied by three tenant companies and has direct access to the A-4 motorway. The seller of this property was an institutional investor whose identity has not been disclosed in the transaction.

Both purchases were formally channelled through the European Supply Chain Investment Partnership (ESCIP), a joint venture formed by the international firms Australian Super and Oxford Properties Group, with strategic management resting directly with M7.

With this move, the company, acting on behalf of ESCIP, brings its total to 11 completed investments on the European continent, consolidating a portfolio with a gross asset value exceeding €1.7 billion, comprising 132 European logistics assets and more than 1.31 million sqm.
