Logistics take-up in Catalonia rises by 52% to 244,154 sqm

Logistics take-up in Catalonia reached 244,154 sqm during the second quarter of 2026, 52% higher than in the same period of the previous year and virtually in line with the first three months of the year, when take-up was 1% lower, according to data from Forcadell.

The market thus closed the first half of the year with 484,901 sqm let, representing a year-on-year increase of 58%. Between April and June, 22 deals were finalised, with an average area of 11,098 sqm, although activity was influenced by the prevalence of large-scale transactions.

Deals for spaces exceeding 10,000 sqm totalled 174,339 sqm and accounted for 71% of the quarterly volume, while transactions ranging from 5,000 to 10,000 sqm accounted for a further 17%.

New-build properties continued to play a dominant role, with 148,941 sqm taken up – equivalent to 61% of the total – compared with 95,213 sqm for existing warehouses. Their share, however, fell compared with the first quarter, while the take-up of existing properties gained ground.

Barcelona’s third logistics belt accounted for the bulk of activity, with 132,288 sqm spread across six transactions, representing 54% of the total area let. This volume was driven mainly by deals concluded in La Bisbal del Penedès and Valls.

The second ring recorded 86,783 sqm, 36% of the total, and comprised 12 transactions – the highest number among the three areas analysed – with activity more evenly spread across different municipalities and property types.

In the inner ring, 25,083 sqm were let through four transactions, accounting for 10% of the quarterly volume. Although activity improved compared with the first three months of the financial year, it remains constrained by the structural shortage of available space.

Rents continued to rise, although there were variations depending on location, the quality of the properties and their state of repair. In new-build projects in the first ring, rents reached €10 per sqm per month, compared with €8 in the second ring and €4.5 in the third.
