Logistics investment in Spain reached €1.341 billion between January and September 2026, up 16% on the €1.152 billion recorded in the same period last year, according to JLL. The segment accounted for 9% of the €14.893 billion invested in the Spanish real estate market as a whole over the first nine months of the year.
Portfolio deals made up 38% of logistics investment volumes to September, reflecting their weight in investment activity.
The main deals in the third quarter included Project Massimo, an €88 million transaction brokered by JLL, AB Sagax’s €54 million acquisition of Project Cryos in Getafe, in the Madrid region, and Sicore Real Assets’ €43 million purchase of On Time in Loriguilla, in the province of Valencia.
Miguel Monreal, Head of Logistics Capital Markets at JLL Spain, attributed investor interest to the resilience of occupier demand and the strategic role of logistics assets in supply chains. He added that portfolio deals and large single-asset transactions continue to account for a significant share of the market.
JLL expects logistics investment in Spain to reach €2 billion by the end of the year. The volume recorded to September represents around 67% of that forecast, making the final quarter key to meeting it.
