Grupo Cosmos, a manufacturer of automotive components, has expanded its operational capacity by renting a new 10,045 sqm warehouse in Martorell, in the Baix Llobregat region, owned by VGP. The operation, advised by the real estate consultancy CBRE, responds to the need for additional space due to the entry of new projects with SEAT and Cupra.
Previously, Grupo Cosmos operated from a 4,300 sqm facility in Castellbisbal. The new warehouse, located in VGP Park Martorell and managed by VGP, is strategically located in the second logistics ring of Barcelona, providing optimal access to major transport routes such as the A-2 and AP-7.
The facility at VGP Park Martorell, which occupies a site of 18,234 sqm, is designed to meet quality and sustainability standards, including BREEAM Excellent certification.
The industrial and logistics sector in Catalonia has registered a significant increase in activity, with 240,000 sqm under contract in the third quarter, the highest volume in the last ten years. From January to September, cumulative contracting reached more than 500,000 sqm, maintaining the growth trend observed in 2023, which closed with 536,000 sqm contracted.
The availability of logistics space has declined, standing at 2.4% in the first arc and 2.6% in the second arc. Logistics operators (3PLs) have led demand, accounting for 32% of the total square metres leased, followed by transport and distribution companies with 15%, and manufacturing or industrial companies with 13%.
