The German manager DWS closed the sale of two logistics warehouses located in the Madrid municipality of Getafe and rented to Amazon and TXT.
According to elEconomista, the buyer fund has paid more than 20 million euros for these two assets, which have a total area of 34,000 sqm and a useful area of about 17,500 sqm.
This operation only confirms the "enormous appetite" that exists for the logistics sector, which maintains its investment activity on the rise despite the pandemic, consolidating itself as one of the most attractive real estate segments along with residential in rental.
Specifically, the warehouses that DWS has just divested through its Grundbesitz Europe fund are located at Calle de la Confianza 1 and at number 2 Calle de la Tenacidad and were completed in 2005. Grundbesitz Europe currently represents almost half of the € 2.4 billion portfolio in assets managed by DWS in Spain and Portugal. The manager acquired both assets for this fund in 2008, and according to market sources DWS has achieved a good return with the sale of these properties, closing the operation well above the latest market appraisal.

DWS maintains positions in the Spanish logistics sector, as it has three other logistics assets on the Iberian Peninsula. Thus, in Spain, DWS acquired in July of last year a logistics platform from the ICC developer located in Meco (Madrid), near the A-2 and with direct access to the radial highway 2. The asset , which is located on a 100,000 sqm plot, has two independent warehouses of 24,500 sqm each and a 2,000 sqm office space. Likewise, also in alliance with ICC, the company has in its portfolio another 14,900 sqm property on a plot of almost 25,000 sqm located in Torrejón and baptized as ICC Casablanca.
Presence in other segments
The German manager also has positions in other segments of the real estate sector such as residential for rent, where at the beginning of the year it starred in the largest Build to Rent operation signed in our country by sealing an agreement with the developer Gestilar to build 1,000 homes in Madrid for 240 million. These units are in addition to other agreements that DWS has signed with other developers such as Pryconsa or Culmia, increasing its portfolio of rented flats to more than 1,400 units.
The company is also present in the shopping center, hotel and office sector. In the latter, it has recently led the sale of Castellana 42, in Madrid, which has passed into the hands of Corporación Financiera Alba, and currently has for sale number 2 of Avenida de Josep Tarradellas, in Barcelona , occupied by the Generalitat.
