Brookfield and Logistik Service have commenced development of a logistics platform in Ontígola, central Spain, as part of a joint venture agreement for the construction of logistics warehouses. The project initially comprises 80,000 square metres of built space, with an option to expand by an additional 30,000 square metres, on a plot of approximately 128,000 square metres in the Dehesa de la Plata industrial estate.
The facility will have advanced features such as 75 loading bays, a 35-metre manoeuvring area and a clear height of 13.70 metres. It will also include offices, ample parking for vehicles and trailers, and will seek LEED Gold and WELL Gold environmental certifications. The platform is expected to be fully operational by summer 2025.
The strategic location in Ontígola is considered key for the logistics sector due to its equidistant position from the main logistics centres of the peninsula, including proximity to Andalusia and Levante, and 45 minutes from Madrid and Adolfo Suárez Madrid-Barajas airport. This project also solidifies Ontígola as a major logistics hub south of Madrid, where several multinationals already operate.
The joint venture between Brookfield and Logistik Service was established with advice from Proequity and CBRE. Proequity also closed the lease of the logistics warehouse.
According to Alberto Nin Garaizabal, Managing Director of Brookfield: "This is one of the largest developments in Spain this year. The project highlights our commitment to building high quality logistics assets in the country and delivering solutions at scale for our major tenants. The Ontígola area has excellent connections and this new platform will support the economic growth of the area and create jobs for the local community".
Javier Muniesa de Caveda, Development Director of Logistik Service, added: "After several years and several logistics projects in this municipality, this project reinforces its location as one of the key hubs for logistics activities in our country".
