The logistics complex with 17,000 square metres of leasable area, owned by Blackstone and managed by M7, was partially occupied by an automotive logistics multinational called TW, which took around 3,800 sqm, and by a national logistics player based in Porto which occupied approximately 8,000 sqm.
The warehouse leased to the national logistics player has features favourable for crossdocking (including 14 uneven berths + ramp), an independent support office that has been completely remodelled (window frames, flooring, pantry, etc.), and in the process a long-term contract has been established, in line with the operator's growth strategy.
In the case of TW, also with a long-term contract, the warehouse is also equipped with a new office, a social area and toilets. Technically, it has four TIR berths and five Sprinter berths. These transactions confirm the liquidity of logistics assets in the Greater Porto region, a market characterised by a shortage of assets with modern logistics characteristics.
Michael Costa Gabriel, Advisory & Transaction Senior Consultant for the Industrial and Logistics area at CBRE Portugal, points out that ‘agile and rapid decision-making by logistics players, whether national or international, is fundamental to realising growth plans and guaranteeing the occupation of the most suitable asset, particularly in this market which is so limited in stock. This was one of the decisive factors in closing these two transactions.’
