Arkéa REIM and Catella AM have acquired a cold-storage logistics facility in San Agustín del Guadalix, Madrid, from Árima Real Estate Socimi for €28.1 million. The off-market transaction involves a 25,694 sqm asset dedicated entirely to the food supply chain.
The property is fully let to STEF, the French-origin logistics operator, which uses the facility to serve its temperature-controlled customers in central Spain.
The acquisition reflects investor interest in the specialised cold-storage segment in the Madrid region. Availability for temperature-controlled facilities remained below 4% at the end of the first half of 2026, according to data from Savills and CBRE.
Construction costs for these specialised platforms are more than 30% higher than those of conventional dry warehouses, helping to support prime yields of around 5.25% during the first six months of the year and the stability of long-term leases.
Pérez-Llorca and Top Management advised the buyers on the transaction, while Uría Menéndez and Knight Frank advised the seller.
