The company specialising in ecommerce, textiles and cosmetics, Amphora Logistics, has leased 10,106 square metres in Santa Margarida i els Monjos from BGO. The newly built warehouse has a total surface area of 40,383 square metres distributed in four modules. Located in Santa Margarida i els Monjos, within the second logistic ring of Barcelona, the building has direct access to the main communication routes of the region. The project has advanced logistics features, such as its height and number of loading bays, and is LEED Gold certified, which recognises its sustainability.
Amphora Logistics, which already has three warehouses in Catalonia, has leased one of the modules to expand its area of operations. This operation has been advised by Co-Real Estate and CBRE. The remaining three modules are being marketed and, in total, the warehouse has 30,287 square metres available, of which 1,600 correspond to offices, 1,038 to the mezzanine and 377 to the common areas.
The industrial and logistics market in Catalonia closed the second quarter of 2024 with 164,000 square metres under contract, which represents an increase of close to 50% compared to the same period in 2023, thus exceeding the historical average. There were 14 deals during the quarter, which is in line with the quarterly average, with 41% of the deals concentrated in the second logistics arc.
The combination of lower delivery of new projects in the first half of the year and increased demand has reduced availability rates to 5.34% in the second quarter, down 0.5 percentage points from the previous quarter. In the second logistics corona, availability remained at around 3%.
