AEW has acquired Project Moncau, a 10,737 sqm logistics platform in Lliçà d'Amunt, Barcelona, from the joint venture formed by Tristan Capital Partners and Kefren Capital Real Estate. Knight Frank acted as exclusive adviser to the vendors. The value of the transaction has not been disclosed.
The warehouse was developed in 2025 and holds BREEAM Excellent certification. It is let to an international logistics operator specialising in the furniture sector, whose identity has not been disclosed. The length of the lease has not been specified either.
Project Moncau is located on the Can Moncau industrial estate, in Barcelona's first logistics ring, with a direct connection to the C-17 and access to the metropolitan area. Nearby are Mango's logistics hub and a VGP logistics park.
According to Simón Palazón, Associate Director of Logistics Capital Markets at Knight Frank Spain, the location, recent construction and environmental certification are among the factors drawing institutional investors to this type of asset. He also noted that medium-term leases can fit core strategies when the shortage of modern warehouses leaves room for rental growth.
According to Knight Frank data, more than 508,000 sqm of logistics space was taken up in Barcelona in the first half of 2026, while the availability rate remained below 2%.
