Hilton and Santander Asset Management are bringing the Home2 Suites by Hilton brand, which specialises in long-term stays, to Madrid. The brand’s first property in Spain will open in 2028 under the name Home2 Suites by Hilton Madrid Retiro, following the signing of a franchise agreement between the two companies.
The project will be developed by IBOSA as part of the co-living strategy launched by Santander Asset Management in 2024. With this venture, Hilton is introducing a brand linked to flexible accommodation to the Spanish market, at a time when hybrid formats combining hospitality and living are gaining ground in major European cities.
The property will feature 215 studio and one-bedroom suites, all with fitted kitchens. The building will also include a rooftop pool and terrace, breakfast included, a combined gym and laundry area, and communal spaces designed for stays of varying lengths.
Home2 Suites by Hilton Madrid Retiro will be located in the Retiro district, in the centre of Madrid, with easy access to Atocha station, El Retiro Park, the Art Triangle and various commercial and cultural areas of the city. It will be the brand’s second property in Europe, following Home2 Suites by Hilton Dublin City Centre.
Carlos Miró, Hilton’s General Manager of Development for Spain and Portugal, has noted that the arrival of Home2 Suites in Madrid marks the company’s first long-stay property in Spain. He has linked the development to the demand for flexible accommodation in major European cities and pointed out that Madrid welcomed 9.1 million international tourists in 2025.
Hilton currently operates seven properties in Madrid under seven brands: Hotel Montera Madrid, Curio Collection by Hilton; DoubleTree by Hilton Madrid-Prado; Atocha Hotel Madrid, Tapestry Collection by Hilton; Spark by Hilton Madrid Alcala; Hilton Madrid Airport; Canopy by Hilton Madrid Castellana; and Hampton by Hilton Madrid Alcobendas.
