Calena Partners, a boutique hotel investment manager focused on Spain and the Mediterranean, has acquired the THB Bamboo Alcudia hotel in Mallorca through its second investment vehicle. The deal comes just six months after the purchase of three hotels in Mallorca and Gran Canaria, which added almost 900 rooms, and takes its portfolio to around 1,100 keys under management.

The four-star hotel in Alcudia has 208 rooms and was fully refurbished in 2023. It is Calena Partners’ third hotel in Mallorca, alongside the Barceló Ponent Beach in Cala d’Or and the Fergus Style Tobago in Palmanova. Following completion, Fergus Group will operate the hotel under a hotel management agreement (HMA). It is the second joint deal between Calena Partners and Fergus Group.

The seller is Atalaya, the hotel investment fund managed by Actyus, the alternative investment firm of the Andbank group. The deal was negotiated bilaterally, outside a competitive process. Atalaya invests in resort hotels, mainly on the Costa del Sol and in the Balearic and Canary Islands. The sale continues the rotation of its portfolio, which began in April 2026 with the sale of the Hotel San Fermín in Benalmádena.

A significant share of the capital comes from investors who took part in Calena Partners’ first vehicle, along with new investors. The manager operates on a deal-by-deal model and focuses on the resort segment, using management agreements that separate asset ownership from hotel operations. “This second deal confirms the strength of our proposition. The fact that investors in our first vehicle have placed their trust in us again, and that new ones are joining, is the best sign that we are doing things right”, noted Felipe Klein, co-founder of Calena Partners.

According to Calena Partners, the resort segment accounted for 60% of hotel investment in Spain in the first half of 2026, with €1.481 billion, ahead of the urban segment, and Mallorca remains one of the main destinations for resort hotel investment in the country.

Cuatrecasas acted as legal adviser, Deloitte as financial adviser and Colliers, through its Hospitality Technical Services division, as real estate adviser to the buyer. Atalaya was advised by Pinsent Masons on legal matters, EY on financial matters and Pedrosa Lagos on tax.
