B&B Hotels and Grupo Avintia Real Estate have reached an agreement to jointly develop 10 new hotels by 2025. Grupo Avintia Real Estate, the group's real estate division, has already started work on the first of these hotels, the B&B Hotel, which will be located in the Nexum Retail Park complex in Fuenlabrada and is scheduled for delivery in June 2024. Getafe and Vallecas will be the next locations where construction will begin, and in successive dates, 5 more hotels in the Community of Madrid and 2 in Andalusia will be added.
This project consolidates an alliance that began at the end of 2021 through long-term guaranteed contracts and which, together with other collaborations, make up a first pipeline valued at more than 100 million euros. B&B Hotels has 46 hotels in Spain and 11 in Portugal, all leased, following its 'asset light' business model, which it considers key to maintaining strong growth rates. The B&B Hotels group's commitment to Iberia is clear with a strong expansion plan. The hotel chain closed 2022 with 52 hotels and the forecast is to reach more than 60 in 2023.
ávita: a system that optimises KPI's and OPEX/CAPEX of operation
The construction of these hotels has the unique characteristics of industrialised construction, which improves construction and delivery times by 30% and reduces operating and maintenance costs. All of this is thanks to the exclusive construction model of ávita, a Grupo Avintia company. This division of the group has already implemented a system that is a benchmark in the sector, and which makes it possible to optimise tasks that have a direct impact on OPEX, thanks to standardisation and normalisation: two fundamental processes that contribute to increasing profitability ratios.
Furthermore, the industrialised system ensures sustainability throughout the entire process, generating much less waste than the traditional construction model and favouring the circular economy and energy efficiency. In this sense, avita not only complies with ESG standards, promoting the sustainability of its buildings from the triple economic, social and environmental perspective, but also has an international BREEAM certification.
Antonio Martín Jiménez, Chairman of the Grupo Avintia, said: "With this alliance, the Grupo Avintia Real Estate is contributing to the development in Spain of a leading hotel chain such as B&B Hotels, through the expertise of the Grupo Avintia's avíta, the most avant-garde industrialised construction system on the market. In our role as an industrial group, we collaborate with B&B Hotels in the search for assets, management and development of smart hotels that meet the highest standards of sustainability and energy efficiency, also providing our own construction model that is already a benchmark in the sector".
Lucía Méndez-Bonito, CEO of B&B Hotels Spain & Portugal, explained: "We are very excited about this agreement with Avintia. B&B Hotels is growing at a very strong pace in Spain & Portugal. We will close 2022 with 52 hotels in Iberia and the forecast is to reach more than 60 in 2023. We are convinced that this alliance is key to maintaining a good pipeline and increasing our number of hotels at a faster pace than we are already doing. This, together with the growth experienced at the end of 2022 of more than 50% in terms of total revenue compared to 2019, is a clear sign of the strength and good condition of B&B Hotels in Iberia".
