Atom Hoteles Socimi sold the AC Ciudad de Sevilla hotel for 7.5 million euros to a family office and will continue to be operated by AC Hoteles.
According to the Socimi's own statement to BME Growth, "this property is subject to a syndicated mortgage loan, the nominal amount of which is 211,500,000 million euros. The Company has undertaken to lift the mortgage guarantee on said property as well as the rest of the guarantees granted in relation to the same".
The asset, located at number 25 of Avenida Manuel Siurot, has 86 rooms in a very good location, in one of the best known residential areas of Seville, close to Avenida de la Palmera. This is the central area of Seville, close to the Maria Luisa Park, the Puente de las Delicias, the Real Club Pineda, the Palacio de Congresos and the city's business district. Its central location allows quick access to the airport and the exhibition centre thanks to the Santa Justa train station.
The divestment is part of an asset rotation plan that began more than a year ago, with the sale of the hotel asset B&B Granada.
Hotel AC General Álava renews its lease contract
In addition, the brand also announced last week the termination of the current Lease Agreement in relation to the AC General Álava hotel, and has signed a new 10-year Lease Agreement with two optional 15-year extensions, each of them in favour of the Tenant to be commercially operated by B&B. The new lease represents a 44.2% increase in annual rent.
The asset, located in one of the main streets of Vitoria-Gasteiz, has 107 rooms and five rooms for events of all kinds. In January, the establishment will open its doors, once the rebranding process has been completed.
At the same time, the company has communicated its efforts at capex level, with multiple assets. Through a plan to improve some of its most representative hotels, Atom Hoteles Socimi aims to offer better returns on investment.
The brand's portfolio currently comprises 26 assets with a total of 6,568 rooms, covering a wide range of typologies, from urban and holiday hotels to higher-end segments, such as luxury or upscale.
