Emperador Properties has signed a green loan of 257 million euros with CaixaBank to refinance the debt of Torre Emperador Castellana.
Formerly known as Torre Espacio, 235 meters high, it is one of the five iconic skyscrapers in the north of Madrid, and one of the three most important assets of Emperador Properties in Spain, together with Torre Diagonal One, in Barcelona, and the 50% of Caleido, also in Madrid.
The property has 57 floors above ground level, six parking levels, with more than 1,270 spaces, and offers services and flexible spaces to tenants. Likewise, it has the "exceptional" Breeam certificate, in relation to the management of the building, and "excellent", in relation to the construction, finishes and installations of the building.
The new contract has a maturity term of seven years, an associated interest rate hedge and is linked to compliance with the social and environmental impact requirements defined by the Green Loan Principles, issued by the Loan Market Association.
According to Joan Cortés, CEO of Grupo Emperador, "the refinancing of Torre Emperador Castellana, which began a few months ago, is one more step in the execution of the strategic plan of Emperador Properties in Spain. In addition to having improved the conditions of our financing, for For us, it is a success that is linked to the patrimonial approach of our investments and to ESG factors".
In the process, Andersen Tax & Legal have intervened as advisers, on behalf of Torre Emperador Castellana; and DLA Piper by CaixaBank.
