The NeXt Madrid project, focused on the transformation and urban regeneration of the Manoteras area in the north of Madrid, promises to be a milestone in the region's urban development. Promoted by Árima, BWRE, ONIX, PineBridge Investments, TRISTAN and Savills Investment Management, and with the strategic collaboration of CBRE, NeXt Madrid is shaping up to be a cutting-edge and innovative project in the field of urban transformation and community.
During the presentation of the project, which distinguishes itself by going beyond being a simple business enclave, it has been emphasised that it is rather a comprehensive urban regeneration initiative that will integrate housing, leisure, hotels, cafes and restaurants. These facilities will not only enhance the user experience but also revitalise the neighbourhood.

David Pérez García, councillor of the Hortaleza District, highlighted NeXt during the presentation as "A very advanced initiative, with a very inclusive vision and committed to the orderly growth of the city, and especially of the northern area of Madrid, a great example of public-private collaboration".
With financing of more than 600 million euros in private investment, NeXt Madrid will cover 293,193 square metres of office space, of which 97,544 are classified as Grade A.
Paloma Relinque, Head of Capital Markets at CBRE Spain, outlined the social, economic and sustainable advantages that urban regeneration projects offer over new neighbourhoods. "This project represents a comprehensive approach that goes beyond being a simple business district. The combination of mixed uses such as services, public spaces, housing and retail will boost the economic vitality of the neighbourhood and will undoubtedly contribute to the regeneration of this area of Madrid by placing it at the forefront," said Relinque.
Maki Kawaguchi, leader of the CBRE + Streetsense alliance in Spain, stressed the importance of humanising urban environments and highlighted NeXt Madrid as a clear example of this vision.
Cinthia Leniek, from Savills Investment Management, emphasised the objectives of NeXt: "We want to make it the best business district in the capital, being the best alternative for companies looking for office space in the area. We also want to generate a NeXt community by integrating the services and businesses in the area into the project, completely transforming the area, becoming a market benchmark that will transform the area and its surroundings".
