The Socimi Zambal, managed by IBA Capital, has negotiated the purchase of an office building in Las Rozas, Madrid, through a transaction of 36.5 million euros to Naropa Capital, who was advised by the consulting firm Colliers.
The company, which has signed a pre-sale contract, will rent this property to the company specialized in automotive software Vector Software System, according to what the company revealed to BME Growth. The parties have conditioned the purchase and sale agreement to the granting of the deed of sale before July 31, 2021. The rental contract with Vector has a duration of 20 years, of which 10 years are mandatory.
The offices are distributed over three floors on the building, which is in the process of being refurbished, on an original project by Estudio Lamela. The asset has a gross leasable area of 10,515 sqm, 174 indoor and 203 outdoor parking spaces.
The real estate company managed by IBA Capital has a portfolio of tertiary assets, mainly for commercial and office use, of more than 1,100 million euros. Zambal was created in 2013 and joined the MAB in December 2015, with a capitalization of almost 600 million euros. Among Zambal's most important operations, the purchase of its headquarters located on Avenida de San Luis in Madrid from Gas Natural in 2016 for 120 million euros stands out.
