The study shows that the interest for this type of companies remains (in 2018 20 were listed for the first time at MAB and 2 at Euronext) and that the interest for the European multilateral trading system is growing.
"SOCIMI media", which presented the study, has in its portfolio between 6 and 20 buildings estimated at 223.9 million euro and around 50% of its shareholders are non-resident, whereas around 19.5% of investment originates from family groups and around 30% from other types of shareholders. The preferred location is Madrid, which represents 45.9% of the portfolio, with housing and office buildings being the most common assets.
The number of REITs which stopped being listed at MAB between 2018 and 2019 is 5, with assets estimated at 435 million euro. The total number of REITs currently listed on a multilateral trading system (MAB and Euronext) is 86 and their total combined assets are estimated at 19.942 million euro.
In terms of growth expectation for 2020, «it is predictable that the number of companies to be incorporated on both multilateral trading systems be similar to 2019, but with a significant increase in terms of REITs adhering to Euronext», explained Armanext president and primer listing sponsor authorised in Spain to incorporate SMEs and REITs within Euronext, Antonio Fernández.
By segment, offices and housing remain the most frequent assets to be owned by REITs. In total, 41 have office buildings (4.294 million euro in assets), whereas 36 have housing assets (5.541 million euro). Stores are present in 30 REITs (2.128 million euro), shopping centres in 20 (3.206 million euro), terrains (695 million euro) and hotels (1.489 million euro) are present in 13 and warehouses (1.075 million euro) in 9.
