This is one of the main conclusions of the report "Madrid from the sky", a pioneer in the sector and that CBRE publishes for the third consecutive year.
Of the 418 projects accounted for in the city of Madrid, 79% correspond to constructions of a new plant, which is mainly concentrated in the peripheral districts of the north, where there is a greater availability of land ready to build.
On the other hand, inside the M-30 the renewal activity is more intense and, specifically, the districts of Centro, Salamanca and Chamberí accumulate a total of 67 renewal projects of the 89 identified in the municipality.
The residential segment concentrates most of the construction activity in the city, representing 83% (351) of the projects currently under construction, some 12,000 housing units, of which 84% (298 projects) correspond to housing developments of new plant.
For its part, with a total of 19 projects, in the offices sector, rehabilitation continues to give way to new plant projects. According to Lola Martínez, director of Research at CBRE, "we are observing that companies have more preference for new buildings or highly rehabilitated, sustainable, that offer open and flexible spaces. The lack of available options is driving pre-letting transactions."
The activity of the hotel sector is mainly focused on renewal, with 19 hotels that will open their doors in the next two years. This way, the hotel capacity will be expanded in more than 2,400 new rooms, in establishments mostly of 4 and 5 stars, of which almost 80% (15 projects) is located in the Centro district.
