The consultancy believes in the “great combination of projects which are coming together in an advanced stage of negotiation” and in the knowledge that some portfolios are “ready to enter the market”.
The disposal of these «great portfolios» should happen at a time when levels of liquidity on the market continue to be high, and in the context of «a coming together of expectations of value on the part of buyers and sellers». Consequently, C&W believe that «2017 will be known for the concretisation of the disposal of large portfolios on the part of banks, insurers and real estate companies, leading to a very necessary recapitalisation».
In this new report, C&W also highlight as key tendencies for 2017 the new development of offices, which should get «second wind» from this year, as the supply of product becomes scarce, and rents have already begun to rise.
On the other hand, investment in urban renewal should continue, especially because “the alternative development for the use of offices in urban renewal projects could be a tendency for the future, particularly in areas of the city where this use is picking up speed, as is the case in the riverside areas of Santos or Alcântara».
In retail, in particular in shopping centres, the arrival of new concepts is expected, and an increase and renovation of leisure and restoration zones in these spaces, which «will concentrate more and more on giving the client a leisure alternative, reaching beyond just convenience which was the major focus in the past».
