This is the most significant data from the Investors' Survey, compiled by real estate consultant Cushman & Wakefield which focused on recognised investors in Spain.
Spain not only generates a great interest for investors but also attracts capital from all nationalities. According to the real estate consultant’s survey, investors remain active. In fact, more than 51% of respondents ensured they will not change their investment strategy following the pandemic, 33% were reconsidering the risk profile and 16% are assessing different types of assets.
In terms of predictions for the short and mid-term, 63% of investors consider the market at large will recover its normal activity within the coming 18 months. Nevertheless, it can be inferred from the survey that the housing rental and the logistics segments will return to normal in three to six months, whereas other segments will have slower recoveries up until 2021 or 2022.
According to the study, the logistics and rental housing segments stand out as the segments on which to invest. On the other hand, the office and senior residences segments remain stable.
The survey received the opinion of mostly foreign investors. 72 % of respondents are connected to investment funds and REITs, a combination of profiles which reflects the investment activity on all real estate segments during the last few years (75 % foreign capital against 25% domestic capital).
