Now revealed by Cushman & Wakefield in the last "Marketshot Works District 22", this number represents a 34% growth giving the activity level of the previous two years, and means that 30% of the total area transacted in the Catalan city was concentrated in that axis.
At the end of the first quarter of 2018, C&W had only 60,000 m² of available area in this market, with the availability rate at 7%. This number drops to 5.7% if we consider only the quality buildings, meaning, degree A and B +, existing in @22.
There are 129,000 m² of new offices under construction in that area, with expected delivery for 2018 and 2019, and 43% of which had already guaranteed occupancy on June 31. A percentage that C&W believes will continue to rise in the coming months, up to 75%.
The overwhelming majority of the new offer under construction, 77%, is in the hands of national groups. The potential ceiling for the development of new offices at @22 is more than 800,000 m², of which 350,000 m² are located on finalist land. This is a remarkable growth potential and, if all projects were developments, the stock in this area would double.
