The news is advanced by Bloomberg, mentioned in a research note from BPI, which recalls that this shopping, valued at €450 million, was part of the lot of 4 shopping centers that the American fund wanted to sell in Portugal. The remaining three, namely the Sintra Retail Park, the Forum Sintra and the Forum Montijo, were acquired by the French Immochan, an operation reported to AC about a week ago.
Blackstone expected to put between €750 and €900 million with the sale of these 4 assets. To realize this value, the fund should double the amount of investment made in Almada Forum, which bought for €224 million in 2015.
The Almada Forum has 230 stores. It should be added to Merlin's portfolio in Portugal, which already owns office buildings, such as the headquarters of Novabase in Lisbon, the Monumental in the Saldanha, or one of the Towers in Lisbon, recalls Negócios newspaper. The potential purchase can be made with an assessment of €5.709/m², according to the same BPI note, a value above the average of €3.721/m² of evaluation of Merlin's shopping centers in Spain.
