The first asset to be developed will be a 36.889 sqm building located at Plaza Ruiz Picasso in Madrid. Merlin will seek to incorporate the latest technology, including Edge’s own platform, Edge Next, to optimise the building’s performance and make it more intelligent and sustainable.
As part of this strategy, the Edge Next platform will be tested in one of Merlin’s buildings throughout 2021, and it is expected to be implemented in other projects in the near future. With this alliance, the REIT expects to incorporate technological and sustainable solutions within its office portfolio, deploying a long-term project which will optimise its development through the use of intelligent technology.
The platform uses multiple sensors and databases, not only to compile data, but also to provide valuable and practical information. Tenants may also use the building’s application, which will allow them to control in an efficient way, the basic characteristics of their work environment, such as lighting or temperature.
It is planned for the asset to be certified Leed Platinum and Well Core & Shell Gold. Nevertheless, it intends to be one of the first buildings in Spain to be certified WiredScore and SmartScore, which certify the building’s connectivity.
