It is a portfolio of three large platforms, of about 100,000 sqm, that the fund has been buying over the last three and a half years. Savills Aguirre Newman is now the consulting firm in charge of placing these assets among investors, according to PropertyEU.
The first investment in this portfolio dates from June 2017, when Meridia III acquired a platform of 40,000 sqm in Seseña for 10.6 million euros. A few months later, in March 2018, he bought another 27,500 sqm in Guadalajara for 10 million euros. Finally, in December 2019, it allocated 15 million euros to 26,400 sqm of warehouses in the Henares Corridor, near Madrid.
Meridia III makes its first divestments
The three platforms are of high quality and have good tenants, so their sale is expected to be rapid at a time like the current one in which there is a great investor appetite for this type of assets.
Meridia Real Estate III is a Socimi launched in 2016 with an investment capacity of 400 million euros, which develops value add projects in the Madrid and Barcelona markets in the branch offices (64% of the portfolio) and logistics (14 % from the portfolio). Also to a lesser extent in retail, hotel and residential.
The fund is fully invested so these three sales are part of the first divestments. The fund is part of Meridia Capital Partner, an independent asset manager that manages a portfolio worth close to one billion euros.
