The rental values reached a maximum of 8 €/sqm/month during the fourth quarter in Barajas. If we exclude this data due to the uniqueness of the Barajas market, the maximum rent would be set at 6 €/sqm/month in a crossdocking operation in San Fernando de Henares. The incorporation of new quality projects which adapt to the operators’ requirements and expectations has led the prime rent to reach 5.5 €/ sqm/month (7 % yoy).
By areas, the distribution of contracted surfaces between October and December was very homogenous, 55% and 45% registered in the Henares Corridor and the South Zone respectively, although the Henares Corridor kept being the focus for demand.
The land market activity keeps gaining relevance. During 2018 a total of 1.800.000 sqm were contracted (+60 % yoy) and 34 operations carried out.
The year closes with an availability rate of 6.9%, which represents a drop of nearly two points over 2017.
The dynamics of the logistic sector users during 2018, was reflected in the investment market, surpassing 1.300 million euro in 45 operations.
