The volume of investment has reached €600 million, 76% of the total reached in the past year, which was the historical maximum in investment volume in Spain, according to the data provided by the 3Q Monitor Mercado Logístico de Madrid y Barcelona 2017, by Aguirre Newman.
The initial rate of return for prime assets and the best locations has been around 6% (in a timely operation, rates close to 5.5%). According to Aguirre Newman's report, the scarcity of supply in the main logistics markets in Spain (Madrid and Barcelona) is affecting the market in a double way. On the one hand, continues to grow the interest in secondary markets, among which Zaragoza, Valencia and Seville stand out. On the other hand, there is a high interest for the purchase of land, either for the development of speculative projects, or for the development of turnkey projects or under the format of forward funding or forward purchasing.
