The take up of logistics space in the markets of Madrid and Barcelona was 251,866 m2, in 29 transaction, with a maximum rent of de 6 euros/m2/month this trimester.
High demand in Madrid
In Madrid, demand for logistics space has exceeded 127,700 m2, 31.5% of total take up for 2016 in the first trimester of this financial year.
This increased activity has also been reflected in the number of operations which are 56% more than in the first trimester of 2016 (9 compared to 16). From these 16 transactions, three of them represented 57% of total take up, each with a surface area of more than 10,000m2.
Regarding rents, the maximum has been 6 euros/m2/month, in a transaction in the CTM in Madrid. On the edges of this important transaction, rents in the prime zone continued in the order of 5-5.5 euros/m2/month.
According to Aguirre Newman, in relation to the investment market, high interest in the logistics market can be observed, with transactions completed this trimester in all the main logistics markets, in Madrid and Cataluña, and in other secondary markets, such as Pamplona. In respect of yields, these were just under 6% for certain prime assets.
Barcelona sees an increase of 40% in the take up of space
The take up of logistics space in the first trimester in Barcelona came to more than124,160 m2, an increase of 40% over the same period of 2016. The number of transactions in this period rose to 13, of which three stand out for their size above 10,000 m2 representing 68% of total take up
The report from Aguirre Newman emphasises that the logistics investment market of Barcelona and its sphere of influence is continuing to be very attractive to investors.
