Investment in logistics projects in Spain surpassed 139, 9 million euros in the first quarter of 2021, which represents a y-o-y decrease of 65%, according to CBRE data.
The consultancy assures that this figure should not be alarming since there is still a lot of appetite on the part of the investors and many operations that began in 2020 continue their course. Therefore, the volume of investment is expected to increase by the second quarter of 2021.
One of the most notable operations is the purchase of assets from the Soko portfolio by Clarion Gramercy for 44 million euros. On the other hand, CBRE stands out the purchase by Kefren Capital Real Estate and Tristan Capital of a 65.000 sqm warehouse in P.I. Malpica (Zaragoza).
In terms of returns, these are 4.75% in both the Central Zone and Catalonia. The high buying pressure expected in the coming months will be reflected in further compression over the course of 2021.
