The 13.300 sqm unit has a total of 252 beds and will now be managed by Emera, a company specialised in managing senior residences, which leased the space through a long-term contract. Once it comes under the group’s management, the residence will be called “Emera Vital Parque”.
This acquisition is part of Spanish management company Healthcare Activos’ growth strategy, which assumed the control of the REIT together with Altamar Capital. With this investment, Healthcare Activos Yield surpasses 310 million euro in terms of acquired assets and reaches 27 assets in operation, with a total of two hospitals, 18 senior residences two socio-sanitary centres and five polyclinic centres. All have long-term leases with guaranteed contracts to prime operators such as Quirón Salud, Colisee, Maison de Familles/Amavir, Ballesol, Emera, Viamed and Clece.
For Albert Fernández, Healthcare Activos’ CEO, «this acquisition continues our strategy of investing on the long-term in high quality selected assets with long-term guaranteed rents to prime operators, which assure attractive returns to our shareholders through dividends at a very low risk».
«We are very happy with the acquisition of a prime asset which will be managed on the long-term by a leading European leader with proven management skills, always offering the best possible support to the residents, which ought to always be the fundamental goal for all those who take part in the Spanish Healthcare sector», explained Jorge Guarner, founder and president of Healthcare Activos.
Javier Romero, Emera España’s CEO, added that «it is with great satisfaction that we incorporated such a high-level senior residence as this one in Albacete; it reinforces, without a doubt, our bet on growth with projects through which we can offer the high-quality differentiated service which identifies Emera. It is particularly significant for us, to be doing it with such a professional company as Healthcare Activos. Our common strategies in terms of the growth model, the quality of the assets and service offered, encourage me into thinking that this deal will be the first of many».
Healthcare Activos Yield has amongst its investors Mutua Madrileña, Nortia, Inversiones Odisea, Fondo de Pensiones de Bankia and expects to surpass 350 million euro in assets by the end of the year, surpassing the initial expectations created when the vehicle was created in August 2019.
