The deal includes two warehouses with a total combined area of more than 4.000 sqm, leased to two different tenants, which occupy both assets in full. The two warehouses have a maximum height of 8.5 metres, with loading dock, access ramps, hydraulic platforms and sectional doors.
According to B. Prime, which followed this deal on behalf of the seller, the assets were previously included in group Teixeira Duarte’s portfolio.
Nuno Ferreira, in charge of the investment department at B. Prime, commented in a release that «the growing demand for logistic assets by some investors, added to the good location, above average construction quality and the good returns offered, made this a good deal for all parties involved. After receiving instructions to sell, B. Prime’s team identified potential investors, to whom it sent detailed information, attracting the interest of several buyers. After accepting the NBO, our team accompanied all the stages of the sale process until the deal was signed».
According to SERRIS REIM, this acquisition was carried out based on a rate of return above 8.5%. This is SERRIS REIM’s 4th acquisition in Portugal.
