These are two buildings located on Calle Tuset and Calle Aribau, with an area of 4,786 m² and 7,461m², respectively, and located on a plot close to 4,000m². The consultant BNP Paribas Real Estate has advised the fund in this operation.
The operation has been structured in the form of sale of the two companies holding of the assets (share deal). Both buildings offer a wide variety of real estate uses, as they have commercial premises, offices, residential housing and a housing operation for tourist use.
In the case of the building located on Tusel Street, it is an asset for residential use, which has an area of 4,768m², built in 1944 by Joaquim Lloret i Homs, an architect who developed several emblematic buildings in the neighborhood of Sarriá-Gervasi. Its distribution includes a ground floor for commercial use and the rest of the property has residential housing. For its part, the property located on Aribau Street, built in 1918 by the architect Enric Sagnier Villavecchia, is for residential use and has 7.461m². The building is composed of houses for residential use and tourist rental. Inside the block there is a building with offices, called "La Farinera" built in the 19th century and other constructions.
Francisco López, director of BNP Paribas Real Estate in Catalonia, explains that "this is an interesting operation due to the uniqueness of the assets, characterized by the versatility of their use and their good location, which also reflects the interest that the real estate sector is arising in Catalonia, on the part of funds and other international players, who continue to see Barcelona as a priority market in which to invest, driven by the favorable economic environment and the positive perspectives for GDP growth for the coming months".
