Developers and investment funds maintain their trust in the sturdiness of the innovation district, which had 33.200 sqm of new surfaces delivered in 2018. It is predicted that, in the next three years, another 335.000 sqm will be placed on the market, of which around 77.800 will be delivered in 2019.
The report remarks that the great demand from companies wanting to establish themselves in district 22@ and the lack of finished product is causing important terrain purchases and having an impact on prices. The average price increased 20% during the second half of 2018. Currently, investors determine terrains’ purchasing prices in prime locations with rental expectations close to between 20 €/sqm and 22 €/sqm per month. In these locations, the average price is between 1.500€ /sqm and 1.600 €/sqm.
On the other hand, the consultant estimates that rental prices in the innovation district, which increased 8% in 2018 up to a an average of 16.7€/sqm per month, will keep increasing this year and will reach historic highs.
