In the terrain, already owned by The Edge Group for some years, two office buildings will be built, one of them horizontal and the other a tower, besides a 4-star Marriott hotel with 110 rooms, green areas, commerce and an event square, for a total of 38.000 built sqm, 32.000 of which offices.
The project intends to be «a new living centre», with the goal of creating a community, besides providing an answer to the «new ways of working», with areas which «must be more and more spaces to meet, be productive and for well-being », remarked José Luís Pinto Basto, from The Edge Group during the project’s presentation.
«The opportunity to advance with this project came with the lack of offices, and following the cancellation of many projects during the crisis», explains José Luís Pinto. «This is an office building area that grew considerably, and the prices here are more competitive, maintaining the accessibility to the centre of Lisbon».
Apart from the well-being, technology and sustainability are present in this project, which will be rated by BREEAM. Because of that, it will have more than 7.400 sqm of green areas, and the buildings’ roofs will be used for common areas. The idea is to provide «a new way to enjoy the work space with many common areas», highlights Mário Costa, from Ceetrus, former Immochan, which extended its activity to all segments of real estate on a global scale. «This is a project turned to the outside, not just for the people who work there. We will also have scheduled events, so that this becomes a new square for the region». 1.100 parking spaces, some of them public, will also be created.
With construction starting during this year’s second semester, CINCO District should open in 2021.
There is no lack of interested parties
José Luís Pinto Basto says he is optimistic about the project’s occupation, which should «open already fully occupied. We are confident about the marketing process».
A proof of that is that «we already have several interested parties», namely mid-sized and large companies, which «value the attraction and retention of talent, More and more companies look for this type of ecosystems».
JLL and Worx are in charge of marketing this project. Mariana Rosa, from JLL, explains that there are «many parties interested in entering the Lisbon market or expanding their current premises». Pedro Salema Garção, from Worx, highlights that «we have the possibility of offering 2-year pre-leasing contracts, and large companies looking for large areas are our focus», also reminding that «this will be the only new office project to be inaugurated in 2021».
