The sales process for this asset was launched this current February, and is the biggest project of its kind in the downtown area of Porto.
The Bonjardim City Block covers almost a whole city block, next to the Praça D. João I, near the Avenida dos Aliados and the Mercado do Bolhão. It has a gross approved construction ground area of 28.488m² , to be used for housing, retail and hotel accommodation, as well as the creation of a central plaza for public use and which will link different parts of the building.
It is planned to build 5 new buildings and the renovation of an existing building, using the façades of the existing buildings in the Rua Sá da Bandeira.
The building will be served by a car park with a capacity for 560 vehicles, spanning three underground floors, and a total gross construction area below ground of 17.820m².
JLL was the consultancy chosen in exclusivity for the sale of this project. Fernando Vasco Costa, Department Director of Development Solutions at JLL, in charge of the sales process of this real estate project, stressed that this is «a unique opportunity to develop a large scale project in an unrivalled location. We are speaking of the biggest building in the centre of Porto which permits the bringing together of the types of use currently registering the greatest demand in this zone, at a time when the dynamic of the real estate market and tourism in the city is growing exponentially».
The Director continued, «besides the vibrancy which currently can be felt in the centre of Porto, it must also be noted that the project is close to one of the biggest tourist attractions in the city, the Mercado do Bolhão, which could bring a strong boost to the consolidation of the commercial areas which this project will bring together». He believes that «this development opportunity will arouse much interest among both national and international ‘players».
