According to the consultant, until June, 48% of the contracted land had been contracted by foreign companies. By sectors, tech companies represent 27% of the contracted area, which positions Barcelona as a «technological hub and one of the most attractive cities to work in, in the world».
The report also highlights the coworking companies, which represented 22% of contracting during the first semester of the year. This means that one out of every five contracted offices during this period was for coworking.
Gap between offer and demand and increase in rents
On the other hand, the consultant remarks the great gap between offer and demand, which caused the 6.8% availability rate in Barcelona during the first semester. Thus, a large portion of the 160.000 sqm of new land acquired until June has already been pre-leased.
The gap between offer and demand also boosted the rental prices increase for offices in Barcelona, which increased 3% yoy during the first semester.
