In an interview with Lusa, the company's CEO, Aniceto Viegas, explains that "the investment decision is due to a lack of quality offer in the market because, in fact, we registered an availability rate [in the office area] of Lisbon in the order of 8.6% and in the Parque das Nações area the rate is 2.8%".
This project will consist of 3 buildings - Aura, Echo and Lumina – in a total of 69,000 m2 and an outdoor area of 1.3 hectares with a capacity of 7,000 employees. The idea of Avenue is to create "a campus of new generation offices that will be in line with the new ways of work, that is, a concern to have a more conventional workspace in the interior, but also with the concern of have outside work spaces, so people can meet informally or take a break for lunch".
Green spaces, cafeteria, outdoor terraces, restoration area, food market or leisure area with gymnasium and services like laundry, will be some of the facilities of this new space of commerce and services.
The investment comes at a good time in a market with a clear lack of new office supply. In recent years, "few offices were built and the ones that were built already had a user defined", refers this manager. As far as tenants are concerned, the preference will be for “larger” occupants.
The commercialization of the spaces only advances when the commercial launch of the project, in June. The first phase of the project (€100 million, 50% of which is equity) starts between June and July. The project should be completed by 2022.
