Around €611M were invested in offices in Barcelona

There are increasingly more companies investing in the Catalan capital. 2018 saw a direct investment in offices of around €611 million in Barcelona alone, which represents about 23.5% of the total investment in this sector in Spain, which totaled €2.600 million.



Blackstone had one of the largest investments of the year: it bought office building Planeta for €210 million.

The latest data from consultant JLL show a clear growth within the sector, which represents an 8% increase in office areas leased when compared to the previous year. In 2018, there was a total 356.000 sqm of office spaces which were invested on. A quarter of these were occupied by tech companies, according to Eje Prime.

Director in charge of the office market for JLL in Spain José Miguel Setién explains that «the investors’ interest in Barcelona remains, although some institutional investors stay out, because they are unable to find the product they need».

In order to face the growing interest in Barcelona, prime rents in this sector grew around 8.6% when compared to 2017. Currently, the sqm is worth 25.5 euro per month.

For the next few years, predictions are encouraging. In terms of numbers, JLL explains that in 2019, the contracted surface should increase to 360.000 sqm. And next year, it should increase a further 2% yoy.

Madrid obtained in the same year a direct investment of around €1.900 million.
